Tenant Selection
At Carolans First National we adopt a very strict screening process, which aims to obtain the best possible tenant for your property. Our detailed application form enables us to establish current and previous tenancy and employment history, as well as screening business and personal references. Prospective tenants are carefully selected through both the application and a personal interview system. We will then contact you direct to discuss the application on its merits and the final choice of the tenant is your decision.

What is a property condition report?
This is a report that is compiled at the commencement of a tenancy prior to your tenant moving into the property. This report outlines the condition of the property at the commencement of the tenancy and is used when the tenant vacates to ensure that the property is left in the same condition. This report is a comprehensive and accurate description of the property's condition at the start of the tenancy.
This is the fianl inspection carried out as soon as possible when the tenancy is finalised and the keys have been returned to our Office. The Property Condition Report is used to ensure the property is left in same condition as when the tenant took possession. It is at this inspection that any items that need to be rectified by the tenant are identified.

How do tenants pay their rent?
Tenants have several options to pay their rent, leaving no excuse for late payments. - Carolans First National supply Agent deposit books which allows your tenant to pay their rent directly into our Trust Account. The deposit book can be used at any ANZ Bank within Australia. - Internet Banking through their chosen financial institution - Direct debit from their nominated bank account.

What happens when a tenant stops paying rent?
An arrears list is printed daily and reviewed by our Principal and the Property Management team. Tenants 3 days in arrears are contacted by telephone reminding them that their rent is now overdue, generally this reminder is sufficent. If the tenant fails to pay rent in accordance with the General Tenancies Agreement a Residential Tenancies Authority Form 11 Notice to Remedy Breach is forwarded to the tenant, unfortunately the Act does not allow us to send this notice to the tenant until they are 7 clear days in arrears. Failure to remedy this breach will result in a Notice to Leave been forwarded to the tenant.

When does the rent money get paid into my account?
No mail or banking problems, monthly distributions are paid straight into your account as "cleared funds". Should you prefer, fortnightly distributions can be made. Monthly statements detailing rent collected, authorised expenditure and management fees are emailed/mailed for taxation purposes. Your statements will clearly outline the income and expenditure for the period with the original of all accounts paid on your behalf attached. Carolans First National will pay all maintenance accounts, Council Rates and Body Corporate Fees on your behalf with funds available in the nominated account. Additionally an annual summary statement is forwarded at the end of each financial year.

What is a Routine Inspection?
Routine inspections are carried out after a tenant takes possession of the property and these inspections are conducted every four months.
These inspections are essential to ensure that your property is being maintained to an acceptable standard and to identify any maintenance that may be required. A copy of the routine inspection report is forwarded to you after each inspection and should it be necessary, a member of the Property Management Team will contact you to discuss items noted on the report. You are more than welcome to attend the routine inspection with our Property Managers.
This service is provided at no charge to the Lessor.

Communication
It is our policy to develop open and honest communication with our clients. We deliver the highest standard of service without losing sight of the importance of personal contact.

Maintenance
It is our policy that all owners are contacted and authorisation is obtained before work can be carried out (other than emergency repairs as stipluated in the Residentail Tenancy Act 110107).

Rental Appraisals
Available to all prospective Lessors in our "obligation free" written appraisal of their investment property.
Our opinion of the rental value of a property is based on our awareness of the "current" market conditions. Our combined knowledge of the Sunshine Coast and constant in-house research provides us information and status of the rental market at all times.
WE WILL NOT provide an appraisal over the telephone.
The Property Management Team will inspect your investment property and complete a Property Detail Sheet to list any special features that can be included in our Company's marketing of the property.
